Zoning ordinances, often referred to as zoning
laws and zoning regulations, are divided into
two classes: (1) those which regulate the height
or bulk of buildings within certain designated
zones or districts - in other words, those which
relate to structural and architectural design,
and (2) those which prescribe the type of buildings
which may be constructed, and the use to which
buildings within certain designated zones or districts
may be put.
